Emergency Plumber in North Bethesda, MD: Leaks, Backups and Gas Lines
Water is coming through a ceiling, or the hot water has stopped, and you are not sure whether the problem is yours to fix or the building's. In North Bethesda that question often matters more than the pipe.
The Census Bureau's 2020 to 2024 estimates show about half of the occupied homes here are rented. The person calling us may be a tenant, an owner, a landlord or an association manager, and each needs a different first answer.
This page covers how we sort that out, what the local mix of building ages tends to produce, and what to do while you wait.

Tenant, owner or association: who pays for what
The quickest way to lose an afternoon is to start repairs nobody has authorised. Before a plumber opens anything, work out where your problem sits on this list.
Your lease, deed and association documents settle the final split. We can say what a pipe is and where it runs, which usually ends the argument. We do not rule on liability.
| What is wrong | Usually belongs to | What helps us on the call |
|---|---|---|
| Dripping stop valve under a sink | The unit owner, or the landlord for a rental | Unit number and a photo of the valve |
| Slow or blocked drain at one bathroom | The unit owner or landlord | Which fixtures are affected |
| Several units backing up on the same stack | The building or association | Which floors, and whether neighbours see it too |
| Ceiling stain from the unit above | Depends on the source, which has to be traced | Where the stain is and when it began |
| No hot water where one boiler feeds the building | The building | Whether other units have the same problem |
North Bethesda's build eras: offices, the old mall site, housing
North Bethesda was not built in a single push. County planning documents describe an office park along Executive Boulevard developing from the late 1960s, and the White Flint Mall site was cleared in 2016 for redevelopment as the Pike District.
The housing numbers tell the same story. The median year built is 1982. Of 23,335 housing units, about 46 percent date from before 1980 and about 27 percent from 2000 or later.
- Homes from the 1950s and 1960s tend to have shut-off valves that have not been turned in decades, which is why they fail the first time anyone needs them
- Units from the 1970s and 1980s are often on a second or third water heater, so the first question is how old the current one is
- Buildings from 2000 onward have newer fittings, but mechanical closets are tight and access is the main difficulty

Backups and the trunk sewer below White Flint
A draft of the county's White Flint 2 Sector Plan notes potential sewer capacity issues in the Cabin John trunk sewer downstream of the plan area. It also says that approvals for the Pike & Rose development required capacity improvements further down.
That is a planning observation about future load. It is not a diagnosis of any backup at your address, and we would not tell you it was the cause. One slow drain is almost always a problem on your own branch line.
Repeated backups, or backups in more than one unit at once, are the reason to put a camera down the line. That work is described under sewer line inspection and repair.
The first ten minutes of a leak in a shared building
- Close the stop valve under the fixture. If water is not coming from a fixture, find the unit shut-off, usually near the water heater or a utility closet
- Move anything valuable out of the wet area and put a bucket or towels under any drip, even a slow one
- Photograph the source and the damage with a date visible, because your landlord or association will ask
- Tell building management at once if the water may be coming from another unit or a shared riser
- Call us with the unit number and what you found, so the right tools come on the first visit

Getting a plumber to your North Bethesda address
Calls from North Bethesda go to our Rockville dispatch line, and the area sits about 3.3 miles from the middle of Rockville. ZIP codes 20852 and 20851 are both on our dispatch list.
The water here comes through WSSC Water, which also issues the plumbing permits and does the inspections for Montgomery County. If the job needs a permit, the process is explained on the gas line permit process, where it matters most.
North Bethesda plumbing questions
Do I call you or my landlord first?
If you rent, tell your landlord or building management as soon as water is moving, since they may have a plumber they want used. If water is flowing and nobody answers, close the nearest shut-off and call us. We can stop the damage and leave the repair question for them.
Can you tell which unit a leak is coming from?
Often yes. We read the stain pattern, check moisture with a meter, and look at where shared stacks and risers pass through the walls. If the source is in another unit we say so, and you can pass that on.
Does the sewer capacity note mean my house will back up?
No. It describes a planning concern for the trunk line far downstream, not a fault in any home's drain. A backup at your address is almost always local to your own pipes, and a camera inspection shows which.
What do I need to tell the dispatcher about a condo?
The building name, your unit number and floor, and where you can see water. If a neighbour below or above is affected, say so. It tells us whether to expect a shared stack.
How old is the plumbing in a 1960s North Bethesda house?
The house is that old, but the plumbing may not be. Over sixty years most homes have had sections replaced. We look at what is actually there rather than guessing from the year.
Leak detection, water damage and heater pages for the next step
A stain that keeps spreading belongs with leak detection, which traces the source before anything is cut open. If the ceiling or carpet is already wet, water damage work runs alongside the repair.
No hot water in one unit is usually a heater repair job. A replacement tank has its own page under water heater installation.
Not sure whose pipe it is?
Call with your unit number and where the water is showing. We will tell you what the pipe is and who normally looks after it.
