Emergency Plumber in Gaithersburg, MD: Water Heaters, Leaks and Drains
Gaithersburg has its own mayor and council, so it is natural to wonder whether the city also looks after your water. It does not, and that confusion costs people time during an emergency.
The city's own master plan names WSSC Water as the provider of drinking water and as primarily responsible for wastewater. This page explains who handles what, and what the town's mixed housing means for the pipes.

Gaithersburg's city status and WSSC's role in water and sewer
Gaithersburg was incorporated in 1878 and became a city in 1968. The City of Gaithersburg's 2009 Master Plan, adopted in February 2010, says WSSC provides drinking water supply, treatment and distribution, and is primarily responsible for wastewater.
We looked for any statement that the City issues plumbing permits or licences and did not find one, but the evidence is not conclusive. If a job needs a permit, ask WSSC and the City's permitting office to confirm for your address.
| Problem | Who to call first | Why |
|---|---|---|
| Water main broken in the street | WSSC Water | The mains are WSSC's |
| No water at the meter | WSSC Water | The meter sits on the utility side |
| Leak or blockage inside the house | A plumber such as us | It is on the private side |
| A plumbing permit or inspection | WSSC Water | It handles plumbing inspections county wide |
| Building, zoning or site questions | City of Gaithersburg | The City handles planning and building review |
Two Gaithersburgs by age
The housing is a near even split. The Census Bureau counts 27,280 housing units. About 31 percent were built before 1980, and almost exactly as many since 2000. The median year built is 1989.
That makes the town unusual. Older homes near the original core have had their parts replaced piecemeal. The newer neighbourhoods, including Kentlands, which began in 1988, are old enough now for the first big round of replacements. About half of occupied homes are rented.
- Pre-1980 homes: worn valves, tired fixtures, and a drain line that may have had one repair already
- 1980s to 1990s homes: water heaters in their second or third cycle, and builder-grade faucets
- Homes since 2000: connection faults, supports and mechanical closets with little room to work

Mains repaired in Kentlands, Walkers Choice and West Side Drive
WSSC's repair notices show how often the street pipes need work. On November 20, 2025 it repaired a 12-inch main at 34 Fenceline Drive, and in May 2022 an 8-inch main near Walkers Choice Road.
In November 2019 a large break on West Side Drive affected the Brighton Village Apartments. WSSC shut the water off at 7 a.m. and repaired it with a new 16-inch section.
Each of these affected customers lost water for hours. When that happens, the water that returns can carry air and sediment.
- Start at the lowest cold tap and leave it open until nothing cloudy comes out
- Unscrew each aerator and flush the screen under running water
- Let the hot side run too, so loose sediment does not settle in the tank
- If it is still cloudy tomorrow, or pressure stays weak, call us

Renting in Gaithersburg: who calls whom
Close to half of occupied homes here are rented. That shapes the call more than the pipe does. A tenant who finds a leak and a landlord who has to pay for it both need the same facts, quickly.
If you rent, tell the landlord or manager first unless water is actively moving. If it is, close the nearest shut-off and then call them. We can attend, document what we find and write it in plain terms, so there is no argument later about what failed.
- Photographs of the source and the damage, with the date visible
- The unit number, the building and the floor
- A note of when the problem began and what you did to stop it
- The landlord's or manager's name and the time you told them
Route 355, I-270, NIST and the closed Lakeforest Mall
Maryland Route 355 and the I-270 corridor are the main commercial routes. The National Institute of Standards and Technology is headquartered directly west of I-270, and the Gaithersburg Latitude Observatory, built in 1899, is the city's only National Historic Landmark.
Lakeforest Mall closed on March 31, 2023. Residents give these places as reference points on the phone. We take the street address as well, since Gaithersburg is large and several of its neighbourhoods share names.
Gaithersburg streets within our reach
Gaithersburg lies about 4.9 miles from central Rockville. Its own ZIP codes, 20877, 20879 and 20886, are not on our dispatch list. A sliver of the city overlaps ZIP code 20850, which is on the list, but the postal service does not accept the Gaithersburg name there.
So the street address decides it. Tell us where the problem is and we will answer honestly.
Gaithersburg plumbing questions
Does the City of Gaithersburg provide my water?
No. The City's 2009 Master Plan says WSSC provides drinking water supply, treatment and distribution, and is primarily responsible for wastewater services in the City.
Who do I call for a water main break?
WSSC Water. The main in the street is its pipe. Call us for water inside the property, or if you are unsure where the water is coming from.
Does a replacement tank need a permit here?
Often yes, and the permit and inspection run through WSSC Water in Montgomery County. We have not found a separate City plumbing permit. Check with both offices if you are unsure.
I rent. Can I call you directly?
Yes, and we will say plainly what we found. Your lease usually decides who pays, so tell your landlord as well. A written note of the cause helps both sides.
Why does my hot water look cloudy after a main repair?
When pressure drops, air and sediment can get into the pipes. Let the cold side run clear, rinse the tap screens, and ring us if the cloudiness lasts past tomorrow.
Which service page fits: heaters, sewer laterals, water damage
Hot water trouble in a 1990s townhouse goes to water heater servicing, and a tank at the end of its life to replacement.
A line that keeps backing up for a landlord or a homeowner is covered on sewer lateral repair. Water that has reached carpet or drywall is a job for water damage restoration.
Not sure whether to call the City or WSSC?
Call us with what you can see. If the problem is the street main or the meter, we will say so and point you to the right office.
