Emergency Plumber in Aspen Hill, MD: Drains, Sewer Laterals and Aging Fixtures

You have replaced the same faucet cartridge twice and the drip is back. Or a drain you cleared last spring has closed again. Both are common in houses where every part has already been replaced once.

Aspen Hill is one of the older, more fully built parts of the Rockville area. Almost seven in ten homes here were built before 1980, and very little has been added since.

Branch drains tie into a main like this one, and older houses often have more than one material along the same run.

Aspen Hill's building waves, from 1926 to Levitt homes in 1968

The county's 1994 Aspen Hill Master Plan puts the first subdivision of land in 1926. The next surge came along Aspen Hill Road in the early 1950s, then along Georgia Avenue in the second half of that decade.

National builders arrived in the 1960s. Levitt and Sons built Strathmore at Bel Pre in 1968, and the Rossmoor, later Leisure World, retirement community went up in 1966. The same plan calls this the most fully built part of the planning area.

  • 1926 to the 1940s: scattered early houses, now about 4 percent of the stock
  • 1950s: Aspen Hill Road and Georgia Avenue, about 15 percent
  • 1960s: the largest wave, about 31 percent
  • 1970s: about 20 percent, with a median year built of 1970 overall
  • 2000 or later: about 3.5 percent of 17,795 housing units

Aspen Hill build decades and where wear shows up first

Age does not tell us a pipe material, and we do not guess one. It does tell us where wear collects. This is the order we work in on an Aspen Hill call.

The Georgia Avenue main break of November 2014

In November 2014 a 10-inch water main broke on Georgia Avenue at the ramp to southbound Connecticut Avenue, and WSSC Water closed the ramp for the Monday morning rush, according to WTOP. It was a street-level event, but it shows how close the mains run to the neighbourhoods on either side.

A main break near you can leave air in the house lines and stir up sediment. Neither is a plumbing fault inside your home, and both usually clear on their own.

  1. Open the cold tap furthest from where the water enters the house and let it run until it is clear
  2. Remove the aerators from kitchen and bathroom taps and rinse out any grit
  3. Run each hot tap for a few minutes, since sediment can reach the water heater too
  4. Call us if the water stays cloudy, pressure does not return, or a tap spits for more than a day

Public water and sewer almost everywhere

The 1994 plan states that WSSC provides community water and sewer service in Aspen Hill and that virtually all properties are eligible for both. Most of the water comes from the Potomac River filtration plant.

That helps with diagnosis. A sewage smell or a backup in an Aspen Hill house is rarely a problem with a private sewage system. It is a drain or lateral problem, and a camera inspection shows where. Plan for a cleaning first, then a a hydro-jetting visit visit if grease or roots keep returning.

Single-level living and shut-off access

Rossmoor, now known as Leisure World, was planned in the 1960s as a self-contained community for retired or semi-retired people. For any household that avoids stairs, basements and crawlspaces, a shut-off that is hard to reach is a real problem.

If that applies to you, tell us when you call. We can locate and label the main shut-off, check that it turns, and suggest moving a hard-to-reach valve while the work is open.

On a single-level house the heater is often where the shut-offs gather, so knowing which fitting is which saves minutes during a leak.

Aspen Hill ZIP codes: is your address in our reach?

The community sits 4.3 miles from central Rockville. We dispatch to ZIP code 20853. Addresses with 20906 or 20916, which the wider community also uses, are outside the list, so give us your street address and we will confirm.

If a neighbour has recommended us, check this before you plan around a visit. A clear answer on the phone costs you a minute.

Aspen Hill plumbing questions

Why does my drain keep clogging after being cleared?

A drain that returns within weeks has usually been cleared through the middle rather than scoured at the walls, or there is a fault further down. A camera pass tells you which.

Is my Aspen Hill house on public sewer?

Almost certainly. The county plan says virtually all properties here are eligible for WSSC water and sewer. If you have any doubt, your WSSC account or the county's sewer map answers it.

What should I do after a water main break nearby?

Run the cold taps until the water clears, clean the aerators, and avoid doing laundry until it does. If discolouration lasts more than a day, call WSSC Water first and us if the problem is inside the house.

Is it worth replacing old shut-off valves?

Often, yes. A valve that has sat open for decades can seize or leak when turned. Replacing the ones you rely on gives you a dependable way to stop water when something else fails.

Can you replace a faucet that has had several repairs?

Yes, and in many cases that is the better answer. If the valve body is worn, new cartridges only buy weeks. We will say so before fitting another part.

Repeat clogs, worn taps and split pipes: where to read next

Repeat clogs in an older house point toward cabling out the drain first, and toward the main sewer line if the cable keeps finding the same obstruction.

Worn taps and under-sink parts are covered under tap and under-sink repair. Pipes that have split are on the pipe repair page.

Third repair on the same fixture?

Tell us what has been replaced already. In a house this age the history of the repairs is often the fastest route to the real fault.
