Burst Pipe Repair in Rockville, MD: Stop the Water First, Then Fix the Pipe
A burst pipe is one of the few plumbing problems where the first five minutes genuinely change the outcome, and almost all of that is about stopping the water rather than fixing the pipe.
This page covers sudden failures: split lines, cracked fittings, frozen pipes that have let go. Slow leaks that have been quietly soaking something for weeks are a different problem with a different approach.

Stop the water first, in this order
Everything else can wait. A burst pipe does damage at a rate measured in gallons per minute, and the repair costs the same whether you call immediately or in an hour. The water damage does not.
- Shut the main house valve. If you have never found it, it is normally on the street-facing side of the basement or in a utility cupboard near the front of the house
- Open the lowest taps in the house to drain the pressure out of the system
- If the water is near anything electrical, leave it and cut power at the consumer unit only if you can do so safely and dry
- Only then call, and say whether the water has actually stopped

Why pipes burst in Rockville winters and how to prevent it
Winter bursts in this area are not usually the whole house freezing. They are one unprotected run letting go: a hose bibb, a line in an unheated garage, a pipe in a crawl space or against an uninsulated exterior wall.
Montgomery County publishes the figures that matter for this. The frost line is 30 inches, the air freezing index is 300, and the winter design temperature is 13 degrees. That is enough to burst an exposed line and not enough to threaten a properly buried one.
The failure also rarely shows while it is cold. The pipe splits while frozen and the water appears when it thaws, which is why the calls cluster on the first mild day after a cold snap.
- Disconnect and drain hose pipes before the first hard freeze, and isolate the bibb if there is an inside valve
- Insulate runs in unheated garages, crawl spaces and against exterior walls
- Keep the heating on low rather than off when the house is empty in winter
- Open the cabinet doors under sinks on exterior walls during a cold snap
What actually gets repaired, and what gets replaced
A clean split in an accessible run is a section replacement and a short job. The decision gets more interesting when the pipe that failed is one of several that have failed, or when the failure is at a fitting rather than in the pipe body.
Repeated failures on the same system are the signal worth paying attention to. One burst is an event. Three in two years is a system telling you something, and at that point patching each one in turn costs more over time than dealing with the run.
We do not guess at pipe material from the age of the house. What is in your walls gets established by looking, because the only thing worth quoting from is what is actually there.

Burst pipes in commercial and multi-unit buildings
In a commercial or multi-unit building the burst itself is often the smaller problem. The larger one is that the water affects people who cannot fix anything and may not be able to reach a shutoff.
In a managed building, what saves the most time is someone on site who can get us to the riser and the isolation valves, and a clear answer on whether the supply to the affected section can be shut without taking out the whole building.
The water that came out of it
Repairing the pipe stops the problem getting worse. It does not deal with what is already in the floor, and the two jobs want to happen in that order and quickly.
Water that sat for a day in a finished basement is a drying job. The same water left for three days is usually a strip-out. If a burst has soaked anything structural, say so when you call so the right equipment comes with the repair.
Before you call about a split pipe
I cannot find the main shutoff. What do I do?
Call and say that first, and keep talking while help is on the way. In a basement house, look low on the wall that faces the street, where the supply comes through the foundation.
If there is a valve at the meter and you can reach it safely, that works too. Which utility owns the meter depends on your address.
A pipe froze but has not burst. What now?
Do not use a naked flame on it. Open the nearest tap so water has somewhere to go as it thaws, and warm the run gently with a hairdryer or a heat mat, working from the tap end back.
Watch it as it thaws. A pipe that split while frozen will not leak until the ice clears, so be there with the shutoff in reach.
What does burst pipe repair cost?
A section replacement in an accessible run is at the lower end. Cost rises with access, so a pipe behind finished wall or under a floor is a different number to one on an open basement ceiling.
The cost guide sets out the ranges, and we give you a figure once someone has seen the actual failure.
Will my insurer cover it?
That is your insurer's decision, not ours, and we will not guess at it on their behalf.
What helps regardless is evidence: photograph the failure and the water before anything is moved or repaired, and keep the written finding.
The water is off and the leak has stopped. Can this wait until Monday?
Sometimes, and it depends what you have had to turn off to achieve it. If the whole house is isolated, you have no water, and that is a shutdown rather than a wait.
If the damaged section is isolated on its own valve and everything else works, waiting is reasonable. Tell us what you shut and what still runs, and we will say honestly which you are in.
What tends to follow a burst
A burst that has soaked flooring or a ceiling usually needs extraction and drying once the pipe is repaired, and the two jobs are better done in that order. If you cannot stop the water at all, treat it as an urgent call rather than a scheduled repair.
Where the failure is not sudden but slow and hidden, finding it is the real work, and that sits with leak detection instead.

Pipe split and water still running?
Shut the main if you can reach it safely, then call. Tell us whether the water has stopped, because that changes how fast we need to be there.
