What Plumbing Cost in Rockville, MD Looks Like: Common Jobs and What Moves the Price
Nobody wants to be told a job costs it depends. So here are real ranges for the work Rockville homeowners call about most, and the specific things that push a job to the low or the high end.
These are planning ranges, not quotes. Two houses on the same street can sit at opposite ends of one range, and the sections below explain why.
Price ranges for the common jobs
Each range covers a typical residential job. The right-hand column lists what moves a job within it.
| Job | Typical range | What moves the price |
|---|---|---|
| Water Heater Replacement (Tank) | $1,200 to $2,800 | Tank size (40 versus 50 gallon), gas versus electric venting, expansion tank code requirements. |
| Tankless Water Heater Installation | $2,500 to $4,800 | Gas line sizing upgrades, electrical panel capacity, exterior venting configuration. |
| Drain Cleaning (Mechanical Snake) | $175 to $450 | Cleanout accessibility, location of the clog (secondary sink versus main branch line). |
| Hydro Jetting Main Sewer Line | $450 to $950 | Footage of pipe, heavy root penetration versus grease buildup, cleanout access. |
| Slab Leak Detection and Spot Repair | $1,500 to $4,500 | Acoustic detection time, foundation depth, concrete breakout versus overhead PEX reroute. |
| Trenchless Sewer Pipe Lining (CIPP) | $3,500 to $8,500 | Linear footage lined, pipe diameter, condition of the existing host pipe. |
| Whole-House Repiping (PEX) | $4,500 to $11,000 | Home square footage, number of bathrooms, single versus two-storey drywall access. |
| Garbage Disposal Replacement | $225 to $550 | Motor horsepower rating, electrical outlet accessibility, sink flange type. |
| Gas Line Repair or New Extension | $350 to $1,400 | Length of the gas pipe run, pressure testing requirements, appliance connection type. |
Why a fixed phone price is a guess and a range is not
A fixed price quoted over the phone is a guess that someone will pay for later, either you or the plumber. How easy the job is to reach, how old the fittings are and what hides behind a wall are unknown until someone looks.
A range tells you the sensible territory before anyone arrives. The firm number comes after the visit, in writing, and it covers your job and not an average one.
Water heaters: size, fuel and venting
A tank replacement is the most predictable job on this page, and it still moves by more than a thousand dollars. A larger tank, a switch between gas and electric, or a vent that must be rerouted each adds to the work.
Tankless units sit higher because the house often has to change to suit them. A gas line that is too small, a panel without spare capacity or a wall that cannot take an exterior vent can each add a day. The tankless page explains what we check first.
A gas water heater also brings a WSSC permit and an inspection, and the work has to be done by a licensed plumber. Ask whether the quote includes the permit, because some do not.
Drains and sewers: where the blockage sits
A clog in a single sink is a short job. The same clog in the main line is a longer one, because the machine has to travel further and the cleanout has to be reachable.
When the cause is roots or old grease, jetting costs more than cabling and lasts longer. Lining a failed section of sewer costs more again, and the length of pipe is the biggest variable.
A camera inspection is how we tell these apart before you commit to the expensive one. See the sewer line page for how that goes.
- How far the blockage is from the nearest cleanout
- Whether roots, grease or a collapsed section is the cause
- How much of the line needs lining rather than clearing
- Whether the cleanout is outside, in a basement or missing
Hidden leaks and gas: finding comes first
On a slab leak most of the cost is the search. Acoustic detection takes longer on a deep or noisy line, and then the choice is between breaking the concrete and running a new line overhead. Rockville is mostly a basement market, so slab work here is less common than the range might suggest.
Gas work depends on how far the pipe has to run and what has to be pressure tested. A short extension to a range is a modest job. A new run across a house is not, and it needs a WSSC permit and an inspection either way.
Whole-house repiping and disposals
Repiping is the widest range on the page for a reason. Square footage, the number of bathrooms and how much drywall has to open decide almost everything. A single-storey house with an open basement is a different job from a three-level house with finished ceilings.
A garbage disposal is at the other end. The price follows the motor size and whether the outlet and flange already fit. If the unit only hums, the disposal page covers when it is worth fixing.
What a written quote should contain
- The job described in plain words, with the part and the location
- A price for the whole job, or a clear note of what could change it
- Whether the permit and inspection are included or charged separately
- What happens if the plumber finds something else once the wall is open
- Who removes the old equipment, and whether that cost is in the price
If a quote leaves any of these out, ask. A plumber who hesitates to answer them is telling you something.
Cost questions
Are these ranges what you will charge?
No. They describe the market for typical residential jobs. We give a firm price after seeing your job, and it can sit anywhere inside the range or occasionally outside it.
Why is there a range for a job as simple as a drain?
Because simple jobs hide variables. A clog near the sink and one deep in the main line use the same words but not the same hours.
Does the price include the permit?
That depends on the job and on the quote, so ask. Gas jobs come with a WSSC permit and an inspection, and we say who arranges both before we start.
Can I get a price before anyone visits?
You can get a range on the phone and the table above. Only a visit gives a price that will hold, because the details that change it are out of sight until someone looks.
Want a price for your own job?
Describe what you have and where it is. We will tell you where in the range it probably sits and what could move it.
