Emergency Plumber in Montgomery Village, MD: Townhouse Leaks and Drains
A pipe has leaked inside the wall of your townhouse, and the damage may be showing next door. The first questions are whose wall it is and who should be told.
Montgomery Village was planned and built as a single community, mostly in the 1970s and 1980s. Census data for 2020 to 2024 count 12,857 housing units, with a median year built of 1980.

A farm, a lake and a foundation: how the Village began
The Kettler brothers started Kettler Brothers, Incorporated in 1952 and bought the 412 acre Walker Farm in 1962. They broke ground for the first house on February 28, 1966, and the Montgomery Village Foundation filed its articles of incorporation on October 17 that year.
Lake Whetstone opened for boating and fishing in September 1967. The Whetstone Community Center, Whetstone Elementary and Montgomery Village Junior High opened in 1968.
- 1966: first houses begin
- 1967: Lake Whetstone opens
- 1968: Whetstone Community Center and two schools open
- 1970s and 1980s: the building peak, about 71 percent of all housing units
- Since 2000: only about 6 percent of the stock

June 2019: the main on Brassie Way
On June 6, 2019 a main broke in the 9600 block of Brassie Way. FOX 5 reported that it destroyed townhomes, opened a sinkhole, and forced about 40 people from 30 townhomes to leave. WSSC repaired an 8-inch main and said the pipes were nearly 50 years old.
That is the scale a failing street main can reach. It is also uncommon. Most water in a Village home comes from a fixture, an appliance hose or a joint, and those are repairable the same day.
Party-wall pipes and slow leaks in Village townhouses
Many Village homes are townhouses with pipes in or near the party wall. A slow leak on your side can stain the neighbour's drywall long before you see anything.
We cannot tell you what the Montgomery Village Foundation or your covenants require, because we have not been able to confirm what role they play in plumbing work. Check your governing documents before major work, and keep the neighbour informed.
- Find the main shut-off for your unit and test that it turns
- Photograph any stain on the shared wall with a date visible
- Tell the neighbour at once, and keep a note of what was said
- Call us before opening the wall, so we can trace the source first
Neighbourhood names callers use: Walkers Choice, Cider Mill
Callers describe Village addresses by neighbourhood name more than by street. Walkers Choice, where the apartments are named after Grover and Ralph Walker, former owners of the farm, is one of the most common. Cider Mill and Horizon Run are others.
Montgomery Village Avenue runs past Lake Whetstone and is the main reference road. The former Lakeforest Mall site sits on the original farm land. A street address plus the neighbourhood name gets us to the right door.
The first home repairs people ask about here
In a community this uniform, the same failures come up in the same order. These are the calls we expect in a Village house built in the 1970s or 1980s.
| Call | Likely cause | First step |
|---|---|---|
| Water heater leaking from the base | A failed tank, rarely a loose fitting | Close the cold supply and the power or gas |
| Slow tub or shower | Hair and soap at the trap | A cable at the overflow or trap |
| Toilet runs on | A worn flapper or a stuck fill valve | Lift the tank lid and look |
| Wet ceiling below a bathroom | A leaking shower pan, tub drain or supply | Stop using that bath and call |
Water heaters in townhouse closets
Townhouse water heaters usually sit in a utility closet with little space. That affects the work more than the heater. A tank that cannot be reached from the front cannot be flushed, inspected or swapped without moving something else first.
If your heater is more than a dozen years old, check the base for rust, look for a rim of mineral around the fittings, and clear a path to it. A visit on a clear day costs less time than one on a day when the closet is full of boxes. The decision on whether to repair or replace is on the installation page.

Montgomery Village plumbing questions
Who do I tell first about a leak in a townhouse wall?
Your neighbour if their wall is affected, and your landlord or insurer if either applies. Then call a plumber to find the source before the wall is opened.
Does the Foundation have rules about plumbing work?
We could not confirm any. Read your own covenants and governing documents, and ask the Foundation office if they are unclear.
Will you need to enter the neighbour's unit?
Only if the source turns out to be there, and only with their agreement. Most of the time we can trace a leak from your side of the wall.
Is a 1970s Village townhouse due for new pipes?
Not automatically. We look at what is failing. Many houses need specific parts replaced, such as valves, a water heater or fixtures, and nothing more.
What caused the 2019 Brassie Way break?
Reports at the time said the pipes were nearly 50 years old. We cannot say more than that, and we would not predict a repeat anywhere.
What each situation leads to
A leak you cannot see belongs to leak detection, and one that has already soaked the walls to drying out wet walls.
Hot water problems in townhouse closets are covered on hot water repair. An overflowing toilet or a gurgling shower is on fixing an overflowing toilet and clearing the drain.
Townhouse leak and the neighbour's wall is wet too?
Tell us which unit you are in and which wall is wet. Where pipes run along a party wall, that detail matters.
